CAPE GIRARDEAU, Mo. (KFVS) – Building supply chain disruptions caused by COVID-19 are affecting the local housing market.
As new homes are built across the Heartland, homebuilders are struggling to keep up with demand due to a lack of materials.
“It’s really a guess on the part of the manufacturers as to when I’m going to get material,” said Stan Miller, branch manager of Roofers Mart.
He said delays in the supply of roofing materials have been astronomical since the start of the pandemic.
“We’ve gone from a two week delivery time when we order vinyl windows to a 12 to 14 week delivery time,” he continued.
He said the delay in delivering materials is due to a lack of workers at manufacturing and processing facilities due to COVID-19.
“They would have 50 employees every day, in order to be COVID compliant. They had to distribute their employees to respect social distancing. And now they don’t have room for 50 people, so there would be 25 coming to work with reduced capacity,” he said.
Catalina Custom Homes owner Richard Seabaugh said the lack of supplies has also affected his business by extending the time it takes to build a new home.
“A year and a half ago, we could have eliminated one in 5 to 6 months. Now, with supply chains and labor shortages, we’re looking at a solid year from start to finish instead,” he explained.
He said that not only is it taking longer to get materials, but the price has also gone up.
“We’ve really, in fact, started to slow down because price increases have gone up almost 600% on some materials,” he said.
This not only affects its bottom line, but homebuyers as well.
“It was an ongoing conversation with home buyers who had bought homes before. I said we have to renegotiate the price because the materials are so high, or we have to slow down and most of my buyers are well aware of the deadline and are more willing to work with us,” he said.
Miller said his best advice to anyone looking to buy a new home or do a renovation is to plan well in advance to ensure you get your materials on time and at the best prices.
